Tenant Improvement – Construction Management

The Landlord of a retail strip secured a corporate lease with Verizon Wireless. Once the lease was executed, the Landlord had a set time frame to complete the work in accordance with Verizon’s vanilla box requirements. Given the complexity of national tenant’s vanilla box requirements, the Landlord relied heavily on Duemelands’ in-house construction manager within the property management team.

During the buildout process, Duemelands had weekly meetings with Verizon’s construction manager, conducted tenant walk-thrus to review work, ensured all punch work list items were completed per the lease, and guaranteed a seamless transition from Landlord contractor to tenant contractor. Duemelands successfully completed the buildout with the time per the lease and made the process seamless for Tenant and Landlord.

Property Incidents

When Five Guys Burgers and Fries had the unfortunate incident of a car going through their storefront, Duemelands was on site within an hour. Duemelands immediately went into action, working with Five Guys management and authorities to fill out the appropriate insurance reports, aiding in taking photos of the damage to report to the Landlord and insurance company, and helping to reconstruct and clean up the area to serve customers. The property management’s strong relationships with vendors was put to the test while Duemelands lent a hand in helping the business prevail.

Duemelands was successful getting Five Guys back in business in just 24 hours after the incident.
